We will purchase units in any condition and have the capability to close all cash. While we frequently do deals outside the norm, following are our preferred investment criteria. 

• 1-10 units
  
• 1960's or newer garden style construction
  
• Purchase price up to $5,000,000
  
• Gross Rent Multiplier (GRM) < 15
  
• On-site Parking = 1+ space per unit
  
• Individually metered for gas and electric
